The New Golf Swing

Golf is a sport steeped in tradition, and for that very reason, changes in the game are always made very slowly. So the modern golf swing has not gone through much change over the years since Ben Hogan’s diminutive frame and little book defined what a good swing should look like.

All that may soon be changing, though. A couple of respected golf instructors have developed a new golf swing after 20 years of research using real people, science and the latest computer technology. The new swing is called Stack and Tilt. It is so named because you stack all your weight over the ball and keep it there throughout the swing. The only way to effectively do this as your body is swing the club in an arc around yourbody is to “tilt” your torso toward the target.

By keeping the head directly over the ball trhoughout the swing, the golfer mainatins excellent balance and hits the ball with a precise, descending blow which rockets the golf ball off the clubface in an explosion of power. All this is done without the need to take a full backswing.

This swing is simpler, has less moving parts and forces you to hit the ball with a descending blow. A traditional golf swing has many moving parts and each motion is another opportunity for power “leaks” if not done absolutely correctly. By having fewer moving parts, there is less chance that the swing power is wasted in other areas, so all of the force is delivered to the ball.

Much of the stack and tilt golf swing seems to go against everything you’ve ever learned about swinging the club, and that can make it difficult to switch. Old habits are hard to break. But if you take the time to learn the new swing, you may find that it provides everything you need for a super consistent swing and added distance.

Trade shows are always a great task to complete successfully; there are always some unpredicted troubles that you may be able to minimize.   Experience goes a long way and is worth its weight in gold in the trade show industry.  Coordination is the key to having a successful trade show or event.  Here are some of the most common problems that can occur at trade shows.

Preparing Your Garden for the Winter

Some people believe that when the weather starts getting colder and the

leaves start to fall, it is time to put away the gardening tools and wait

until next spring to work on their garden again. Wrong. Winter is an

important time to maintain your garden’s health and assure yourself a good

crop for next year. You may think that might take to long to prepare your

garden, but the truth is that it takes less than one day to prepare your

garden for the upcoming winter.

When the nighttime temperatures drop to less than forty-five degrees

Fahrenheit for more than four days in a row, or frost is forecasted for

your area (usually around late October or November) you know its time to

begin preparing your garden. You should begin by evaluating your garden

design, check which plants grew well in the past season, and which plants

did not do well. Fall is a good time to decide which plants will remain in

you garden next year, and which ones should go.

It is also a good time to decide which new plants you want to grow. To make your garden more colorful and healthy, be sure only to plant the more hardy plants during autumn so that they can withstand the winter. Some plants that will do fine being planted in fall are: rudbeckia, Aster Novi-belgii, Anemone Japonica, panicle hyandea, endive, escarole, and Brussel Sprouts. Once you are finished with your gardening tools you should clean them and make sure they are in a safe place where they won’t rust and you know where they will be for next year. Before winter comes you should always set out slug repellent, as slugs are one of the worst bugs to have in your garden. If you have a pool or fountain in your garden, be sure to take out any fish that you have in them and bring them inside. There is nothing sadder than a fish frozen in a block of ice.

Commercial Mortgages for UK Businesses

A commercial mortgage is similar to a residential mortgage in that funds can be borrowed over a long period of time, usually a maximum of 30 years, secured by a first charge on the property being bought.

In taking first charge, the lender is first in the queue to recover any debt if the property ever needs to be sold. This could happen because the mortgagee wishes to move on and sells, or perhaps has defaulted on the repayments causing the lender to foreclose.

If a first charge mortgage already exists, it is common for different lender to advance funds secured by way of a second charge which puts that lender as second in the ‘security queue’.

Unlike residential mortgages, nearly all commercial mortgages are variable rate loans which fluctuate in line with the Base Rate set by the Bank of England’s Monetary Policy Committee. So, if a lender offers terms which include an interest rate of say ’2% over base’ then a base rate of 4.5% would result in an interest rate of 6.5% being applied to the loan.

Some lenders will link their interest rates to LIBOR, which is the London Inter Bank Offered Rate. LIBOR is published daily in the Financial Times and can be found on a number of other financial websites.

Commercial Mortgages can be secured against most types of Freehold or Long Leasehold properties, such as shops, pubs, care homes, restaurants, offices, industrial units, blocks of flats and more. The procedure is very similar to that of its residential cousin except that the general maximum that can be borrowed is 60% of the assessed Market Value, although one or two lenders will advance up to 75% depending upon the proposal.

These percentages are known as the Loan-to-Value ratio, or LTV. The lower the LTV the lower the risk to the lender. The higher the LTV, the greater the risk to the lender and it is likely that a higher interest rate would be charged.

Lenders will not generally advance above 75% LTV to try to ensure that there would be enough security in the event of a forced sale, perhaps through auction when it is expected that property will sell at a discounted rate.

Today there are an increasing number of veterinarians who are putting great stock in holistic dog health, making it a large part of their practice. A veterinarian who practices holistic pet care treats animals as a whole, rather than identifying a certain problem and prescribing one type of treatment related to that specific injury or illness.

For instance, if your dog has suddenly come down with some sort of rash on his skin causing irritation, redness, itching, a possible infection, and some fur loss, a “regular” vet would probably prescribe an antibiotic to treat the skin infection and then perhaps a topical ointment to address the itching.

A holistic veterinarian may also prescribe those two remedies, but there will be more emphasis on finding out what could have caused the rash to occur in the first place, which, of course, was the root of the infection. With holistic care, the dog’s indoor and outdoor environment, his daily lifestyle, eating habits and nutritional intake are all taken into consideration before attempting to diagnose or treat the animal.

If you cannot locate a holistic vet, the next best thing is to find a vet who is open to alternative treatment methods – one who is at least willing to listen to your views on the care and treatment of your dog, and take those views into account when dealing with dog health.

So if you want a holistic approach to dog health for your dog, and your current vet is dead against this, or even worse, tells you that you do not know what you are talking about and belittles your concerns, it may be time to find another vet who is more open to your way of thinking. First look around for a holistic vet, and if you cannot find one in your area, seek out a vet who does not dismiss alternative methods and is willing to integrate them into your dog health care regime.

Get Fit And Lose Fat With A Wii

My next door neighbour, Clare, is what you would call a ‘big’ girl. She loves her fast food, chocolates, biscuits, crisps ….in fact just about anything that adds the pounds and kilos to her weight. And to make matters worse, she hardly ever walks anywhere but prefers to drive instead.

So it’s not surprising that about 3 months ago, she felt that her weight was getting out of control and she needed to do something about it.

Did she take up jogging? Or go down to our local gym? Nope – she decided to buy a Wii console!

She claimed that because the Wii had some new-fangled controls that didn’t just involve pressing buttons like other games consoles, but that actually required you to put in some effort to play games, then she’d lose weight.

Needless to say, her husband and I were not convinced and thought that this was just another one of Clare’s mad ideas (that she does have a reputation for coming out with!).

With her Wii console, she also got something called a Wii Fit that looked like one of those step blocks used in gyms for step aerobics. Clare said that this connected to the Wii console and came with a Keep Fit game that had her doing various exercises every day.

The software also kept a record of her weight, body-mass index and improvements in her performance of doing the exercise schedules.

Clare stuck to her new “exercise regime” and I would often pop round for a chat in the afternoon and find her red-faced and breathless from having just completed on of her sessions.

And the result?

Well, in the past month, she’s lost an impressive 14lbs (6.4 kilos for those of you who’ve gone metric) and it’s very noticeable. We are all impressed (even though she does keep saying “I told you so”). You can find the Wii Fit for sale on eBay at bargain prices. I’m definitely going to get one to get fitter and in shape.
